Its a long standing belief that the absolute best time to list your home is
Spring. Although that is historically busy season in real estate, it doesn't mean we should dismiss Fall and Winter. Serious buyers are searching 24/7 year round thanks to the abundance of online real estate search engines. They don't have to worry about spending their free time around the holidays endlessly touring every home, because they can already see pictures, virtual tours and descriptions online to dwindle their list to just a few. Plus mortgage rates are still very low, which makes home buying appealing to buyers anytime of the year.
Since most people do have the mindset that once school starts, you have to put your selling plans on hold until Winter is over, inventory is very low. When inventory is very low, but you still have buyers searching, you could even end up selling quicker or for a higher price since there is little competition. It is simply Supply and Demand working for you.
The low inventory will also help speed the process along. Lenders, Inspectors and Title search companies won't have as heavy a workload, so there won't be as many delays as when they have a full, busy schedule. This means you can be moved out of your current home into a new one quicker than you think!
